MGS Assists with Approvals for Self-Storage Facility on Route 100 in Somers

White Plains NY –May, 2024 – A new high-end self-storage facility will replace an eyesore on Route 100 in Somers in part thanks to White Plains law firm McCullough, Goldberger & Staudt, LLP (MGS).

Representing their client Gleneida Realty Inc., MGS worked to obtain approvals to construct a self-storage facility with parking, landscaping, and stormwater mitigation on a 2.28 acre lot at 259 Route 100 in Somers. The new, two-story self-storage facility will replace an abandoned and dilapidated house. The facility has been designed with a residential aesthetic to blend with the neighborhood. The design also preserves significant green space and screening on the property.

The site had originally been contemplated for multi-family development, but it was later determined that the new self-storage use would be a more advantageous fit.

To permit this development, MGS worked with the Town to re-zone the subject property to the Office and Light Industry District which existed on properties immediately to the south, and to obtain a zoning text amendment to include self-storage as a permitted use. The project team was also able to secure setback variances, site plan, and ground water protection overlay approvals. Final Site Plan approval for the new facility was granted February 14, 2024.
