McCullough, Goldberger & Staudt, LLP (MGS) assisted Onyx Equities LLC in the transformation of an Industrial Park in Blauvelt, NY where both Amazon and United Parcel Services have located fulfillment centers, creating hundreds of jobs in the region.

Onyx Equities of Newark and International Investment firm Angelo Gordon invested $15 million to revitalize the Hudson Crossing Industrial Park (formerly known as Bradley Corporate Park). Improvements to the 186-acre park in Blauvelt resulted in the company being able to attract quality tenants.

After making infrastructure improvements to the park, including upgrading lighting, signage, parking and roadways, , Onyx was able to attract new anchor tenants to the park: Amazon and United Parcel Service.  Amazon is now using the property at 200-400 Oritani Drive as a fulfillment center serving the greater New York area. Parcels are delivered by semi-truck for sorting, mostly during off peak hours.  The new center employs 215 people. UPS is using the building at 700Bradley Hill Road as a small package delivery location, as well as a collection point for local businesses needing to enter shipments into the UPS network for transport. It employs more than 200 people.

In addition, MGS obtained approvals from the Town of Orangetown Planning Board for Rivian LLC to open a vehicle prep and service center for electric vehicles, which will include offices, at 800 Bradley Hill Road. Rivian will employ more than 50 people at this location in support of their cutting edge EVs

The repurposing of this industrial park was made possible by approvals which MGS helped to obtain. MGS serves as land use attorneys for Onyx, assisting with local approvals for the property, which is located in both the Towns of Orangetown and Clarkstown. McCullough, Goldberger and Staudt continues to assist Onyx Equities in both towns to further its efforts to upgrade the industrial park and continuously add new, quality tenants.
